Leasing Director
PURPOSE:
Source and procure new retail opportunities, manage and maintain tenant relationships, negotiate documents from Letters of Intent to Leases for permanent in-line tenants at Mall of America.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Coordinate and contribute to the creation of prospect lists and new tenants for permanent inline tenants.
• Proactively seek new tenants by cold calling, warm calling, in person canvassing, and other initiatives.
• Undergo on-going training on industry and market specific issues related to leasing the property.
• Maintain and continue to develop exceptional contacts within the retail and shopping center industry and brokerage community for prospective and existing tenants.
• Maximize conventions for prospecting and closing deals.
• Negotiate documents from Letters of Intent to Leases.
• Perform site tours.
• Manage deal process from initial contact of tenant to store open.
• Track deal progress including Tenant Contact Information, SF, Deal Terms, Possession, Commencement.
• Collaborate with other departments to execute deals from start to finish including coordination with management, construction, and legal departments.
• Participate in strategy to maximize long term growth of property.
• Participate in merchandising strategy.
• Assist in preparing monthly, quarterly, and annual projections and status reports as requested.
• To attend/represent Mall of America at conventions and other business-related conferences.
• Additional duties as assigned.
PREFERRED SKILLS, KNOWLEDGE AND ABILITIES:
• Bachelor’s Degree and/or a minimum of five to seven years of experience in a business-related discipline.
• Minium 3-4 years of general business, sales, real estate or shopping center leasing or marketing environment desired.
• Exceptional knowledge of shopping center merchandising and marketing, leasing procedures and business development process.
• Excellent interpersonal, negotiating, and selling skills.
• Effective verbal and written communication.
• Some overnight travel may be required.
• Proficient in Microsoft Office, Excel, and Word.
